BARCO Development provides due diligence and pre-planning assistance with every client prior to property acquisition. Our professional knowledge in real estate, construction, and engineering allows us to analyze all types of properties assertively and efficiently. We understand that all timelines are critical during the property review period. Therefore, we provide quality and expedient service to meet critical deadlines.
After our concept plans of the proposed development are initiated, BARCO provides a financial component that includes a project budget, financial model, and cash flow analysis. We work closely with all clients to assist in estimating on-site and off-site hard costs and soft costs for every deal. Following budget completion, assumptions including interest carry, absorption, and pricing are used to determine a cost basis. Our complete financial model allows for our clients to make appropriate business decisions and help negotiate land pricing and proposed zoning requirements. Our financial service assures every client a comfort of their financial responsibilities.
BARCO will assist with site selection and property entitlements. Entitlements is the most important task during property acquisition and secures legal vested rights for the use of the property. BARCO will take the lead, hire the engineering firm, and manage the overall entitlement process with the municipal entity of which the property resides. We will extensively research the existing boundaries, easements, title research, and overall constructability of the property. BARCO will manage and secure entitlements for any annexation, re-zoning, planned development, supplemental use permitting, and platting. The entitlement duration can take approximately 60 – 120 days from submittal date.
Proceeding property entitlements, we provide full oversight of all engineering and landscape architectural design. BARCO will secure franchise providers to serve electric, gas, phone, and data communications. Our vast knowledge and constant communication enables our team seamless oversight during the design process. Forward thinking and strategic value engineering alternatives are discussed with our consultants. These strategies allow for a more efficient and timely design to meet our deadlines. We provide weekly updates on design strategies and progress tracking throughout the entire process.
BARCO’s superb reputation and contractor relations provide for a more competitive bidding process and the ability for cost upside. We use our standard bid forms, quantities from our consultants, and formally send our bid notifications with firm due dates. Our bid forms provide full details of project timelines and schedules to better assist all contractor scheduling. Once bids are received, BARCO will ananlyze and negotiate all proposals to meet or exceed our budget and timeframe requirements. After bids are negotiated, we will produce contracts from our standard contract forms and send to our clients for execution.
Land Development and Construction Management is our key asset, allowing us to deliver lots on time and under budget. Prior to construction, all contract procurement is secured and negotiated based on timeliness, affordability, and relationships. Our contractors continue to provide excellent service due to our thorough planning and scheduling capabilities. These key relationships allow everyone to perform as a team and deliver a successful project. BARCO’s sister company, Ratliff Hardscape, helps self-performs some of its’ own services with our clients allowing for time saving capabilities. These services include, hardscape, concrete services for flatwork and parks, and amenity centers.
